Anyone clued up on mortgages. I know the basics. I’ve been in touch with a broker I’ve told him my income, my Mrs earnings from self employment (she’s only got a years worth of accounts, and sales are good but everything has been reinvested so profits are not amazing). We do have a loan out in my name which we used to buy a car. And he’s come back with a figure and it’s much loaner then I was expecting about 2.3 times our annual income. Is there any way we could improve this? I’ve contacted a couple of other brokers to see if the numbers change.

We went to an independent mortgage broker who charged us a couple of hundred quid to tell us Halifax could give us the best deal. We already had accounts with them at the time and could probably been told that by them for free anyway.

Cheers. Seems decent, I entered all the same details I provided the broker and they’ve said we might be able to borrow more. Was just a bit sole destroying today getting the email saying we could borrow much less then we anticipated. I can’t draw my money out of my LISA until October so our plan is to keep chipping away and get this house squared away ready for then.

DIY heads: Anyone have experience with drain smell in their kitchen? There’s no clogging btw - water goes down fine, but there’s a whiff of sort of mouldy/stale water smell.

I’ve tried supermarket brand drain cleaner which seemed to work temporarily, but the smell is back. YouTube videos seem to propose baking soda + vinegar, but I imagine it’ll have no greater effect than the drain cleaner I used.

Yeah all those, plus boiling water. Takes a few passes. Do all the drain cleaner/vinegar etc, let it work for a while then pour a full kettle of boiling water down. You’ll probably need to do it regularly tbh.

Also the smell might not be coming from inside your pipes, it could be from further downstream depending on your plumbing. Had that issue in my last place because I was in a flat with shared pipes. Really annoying.

Have a look at all the angles of all your appliance drainage, Sink, Washing machine, Dish washer etc. Sometimes you can get food backwash sitting in the pipes leading to your appliances or if there is a slight dip in your waste pipes.

Do you live in a house or flat?

The some causes for this smell for a flat, if you live on the second floor and above Can be the pipes up the wall warming in the sun and the smell coming back through the pipes . Had that on my top floor flat. Summers were terrible, especially with the neighbours below putting cooking oils and food liquid down the plug hole . It would make the washing machine stink because it was connected to the waste without a u bend . But even a u bend on the sink wouldn’t stop the smell bubbling back.
It was a vented pipe but the smell had to pass us first .

And recently in my house a fat berg in the sewer was causing my neighbours grief . There was just enough flow not to block but the smell was rank as it took ages for sewage to pass.

Affinity said it was mainly sanitary products and face wipes held together with cooking oil. The house in question were clueless about what to put down the toilet apparently.

Hey. Yes - I’m in the top floor flat of a house. What would you suggest I do? Or is it basically a case of just deal with it?

Luckily the neighbours below moved out and the smell was a lot better. We did get the estate agent to check the drains too, but nothing was found and that’s when the drainage company said it could be The old pipes in and the hot days.

Probably worth speaking to the other residents to see if they have similar problems. Get the drains checked .

I’ve tried one broker already, but I’m coming to contact some others see if the figure we can borrow comes out as the same just for comparison. Had some good recommendations from people on here, so just touching bases with those. The Mrs is self employed but she only has 1 year of accounts, so they can cause problems.

The one I linked too will consider your total circumstance and you don’t pay them they just take a few from the bank instead.

I’ve used them twice and they came through every time. (I have a default on my credit file too).

Yeh they came back and said up to 3.4 times our income might be possible after completing their web form. So that’s certainly more promising and helps us loads in terms of what we could look at.
